Malibu Beach Houses Sold Over $3,000,000: 2012 vs 2013

Malibu Luxury Real Estate reports on the key market data indicators for luxury Malibu Beach houses for sale closed in the year of 2012 versus luxury Malibu Beach homes sold in the year of 2013.


Malibu Luxury Real Estate pulled all data regarding the number of closed luxury Malibu Beach houses for sale, average days on the market (DOM) and the median price achieved for the luxury Malibu Beach homes for sale in the two different time periods with data pulled from the Multiple Listing Service (MLS).


Number of Malibu Beach houses for sale closed over $3,000,000 in 2012: 50

Number of Malibu Beach houses for sale closed over $3,000,000 in 2013: 33


These statistics represent a decrease of 51.5% in the number of luxury Malibu Beach homes sold over $3,000,000 in 2012 versus the number of luxury Malibu homes sold over $3,000,000 in 2013. 


Average Days on the Market (DOM) for a luxury Malibu home sold over $3,000,000 in the year of 2012: 216 Days on the Market.

Average Days on the Market (DOM) for a luxury Malibu home sold over $3,000,000 in the year of 2013: 201 Days on the Market.



This represents a statistical decrease of 7.5% in the number of days it took for a luxury Malibu Beach home sale over $3,000,000 to close in the year of 2013, versus those that closed in the year of 2012. These statistics also represent a consistent rate of time for a luxury home in the Malibu Beach area to sell between the years of 2012 and 2013. 



Median price for a luxury Malibu Beach home sold over $3,000,000 in the year of 2012: $6,046,875

Median price for a Malibu Beach home sold over $3,000,000 in the year of 2013: $6,300,000

In comparison to the year of 2012, 2013 had a slightly higher median selling price with an increase of 4.2% for a luxury Malibu Beach home sold over $3,000,000. 


Currently, there are 43 luxury beach homes in Malibu actively for sale with a listing price over $3,000,000.


All the market data pulled from the MLS researched by Malibu Luxury Real Estate shows a decrease in the rate of demand for a luxury Malibu Beach home over $3,000,000. Between the years of 2012 and 2013, there was not much fluctuation in the difference of time it took to sell down a luxury Malibu Beach home. But, in the year 2013 there was quite a few less homes sold over $3,000,000, as compared to 2012.

Malibu Luxury Real Estate reports on the key market data indicators for luxury Malibu homes for sale closed in the year of 2012 versus luxury Malibu homes sold in the year of 2013.


Malibu Luxury Real Estate pulled all data regarding the number of closed luxury Malibu houses for sale, average days on the market (DOM) and the median price achieved for the luxury Malibu homes for sale in the two different time periods with data pulled from the Multiple Listing Service (MLS).


Number of luxury Malibu homes for sale closed over $3,000,000 in 2012: 83

Number of luxury Malibu homes for sale closed over $3,000,000 in 2013: 72


These statistics represent a decrease of 15.3% in the number of luxury Malibu homes sold over $3,000,000 in 2012 versus the number of luxury Malibu homes sold over $3,000,000 in 2013. This also represents a decrease in demand of luxury houses in the Malibu area during 2013, compared to that of 2012. 


Average Days on the Market (DOM) for a luxury Malibu home sold over $3,000,000 in the year of 2012: 202 Days on the Market.

Average Days on the Market (DOM) for a luxury Malibu home sold over $3,000,000 in the year of 2013: 201 Days on the Market.


This represents a statistical decrease of .5% in the number of days it took for a luxury Malibu home sale over $3,000,000 to close in the year of 2013, versus those that closed in the year of 2012. These statistics also represent a consistent rate of time for a luxury home in the Malibu area to sell between the years of 2012 and 2013. 


Median price for a luxury Malibu home sold over $3,000,000 in the year of 2012: $5,250,000

Median price for a Malibu home sold over $3,000,000 in the year of 2013: $4,839, 375


In comparison to the year of 2012, 2013 had a slightly lower median selling price with a decrease of 8.5% for a luxury Malibu home sold over $3,000,000. This represents a slight decline in the demand for a more expensive luxury home in Malibu to be bought, with homes being sold at a little bit less in price in 2013, as compared to 2012. 


Currently, there are 118 luxury homes in Malibu actively for sale with a listing price over $3,000,000.


All the market data pulled from the MLS researched by Malibu Luxury Real Estate shows a slight decrease in the demand in the luxury Malibu real estate market, in combination with a limited supply. The luxury Malibu real estate market generally stayed at a constant rate with the time it took for a home over $3,000,000 to sell. 


All the market data pulled from the MLS researched by Malibu Luxury Real Estate shows a reasonably constant rate of demand for a luxury Malibu home over $3,000,000. Between the years of 2012 and 2013, there was not much fluctuation in the difference of time it took to sell down a luxury Malibu home. Malibu Luxury Real Estate pulled all data regarding the number of closed Malibu houses for sale, average days on the market (DOM) and the median price achieved for the Malibu homes for sale in the two different time periods with data pulled from the Multiple Listing Service (MLS).

Number of Malibu homes for sale closed in 2012: 245
Number of Malibu homes for sale closed in 2013: 253

These statistics demonstrate a minor increase of 3.3% in the total number of Malibu Beach homes that closed escrow in the year of 2012 versus the number of Malibu Beach homes that closed escrow in the year of 2013.

Average Days on the Market (DOM) for a Malibu Beach house for sale in the year of 2012: 177 Days on the Market.

Average Days on the Market (DOM) for a Malibu Beach house for sale in the year of 2013: 143 Days on the Market.

This represents a statistically significant decrease of 24% in the number of days it took for a Malibu Beach home sale to close in the year of 2012 versus those in the year of 2013. Even with the increase of homes on the market during the year of 2013 versus the year of 2012 in Malibu, the time it took to sell a home has decreased dramatically within a year’s time, representing an increase in demand and a thriving real estate market.

Median price for a Malibu Beach house sold in the year of 2012: $2,000,000

Median price for a Malibu Beach house sold in the year of 2013: $1,995,000

In comparison to the year 2012, 2013 had a fairly similar median selling price for a Malibu Beach home, with only a .2% decrease in median price. This represents an indication of a healthy market, in which the median price of a Malibu home had maintained a fairly constant rate, with no drastic decreases in price over the 2-year span of time. 

Currently, there are 176 single-family homes in Malibu actively for sale. 

All the market data pulled from the MLS researched by Malibu Luxury Real Estate shows a reasonable increase in the demand in the Malibu real estate market in combination with a limited supply and are good indicators of a stronger market for Malibu homes for sale. The Malibu real estate market generally achieved more closed Malibu homes for sale, with significantly less time required to sell down the already limited Malibu house inventory.

Average Price for Malibu Luxury Homes Sold:  $7.875m
Average Price per Square Foot of Malibu luxury homes Sold:  $1349 / SF

2012 Malibu Luxury Real Estate Sold:
Number of Malibu Luxury Homes sold:  47 Malibu luxury homes
Average Days on the Market:  200 Days for Malibu luxury Homes for Sale to close on average
Average Price for Malibu Luxury Homes Sold:  $6.235M
Average Price per Square Foot of Malibu Luxury Homes Sold:  $1951 / SF

Changes between 2011 and 2012 Malibu Real Luxury Real Estate Sold:
Number of Malibu Luxury Homes sold:  Up 135%
Average Days on the Market for Malibu luxury homes to sell:  Down 17%
Average Price for Malibu Luxury Homes Sold:  Down 21%
Average Price per Square Foot of Malibu Luxury Homes Sold:  Down 31%
